Summary: The Director of Maintenance will oversee maintenance operations for a national property portfolio within a housing property management context. This role emphasizes the delivery of both planned and reactive maintenance, compliance management, budget oversight, and team leadership across multiple sites. The position requires significant experience in facilities management and a strong understanding of building systems and compliance regulations.
Key Responsibilities:
- Set and implement maintenance strategy across all sites, aligned to business objectives and asset lifecycle planning.
- Oversee planned preventative maintenance (PPM) and reactive works across the portfolio.
- Ensure service delivery meets SLAs and KPIs.
- Manage contractors, suppliers and internal maintenance teams.
- Ensure compliance with UK regulations including gas, electrical and fire safety requirements.
- Lead audits and ensure adherence to health and safety standards.
- Manage risk relating to building systems and maintenance operations.
- Manage multi-million-pound maintenance budgets, including forecasting and cost control.
- Approve major repairs and capital expenditure projects.
- Lead regional managers, engineers and support staff, setting performance targets and supporting development.
- Oversee asset registers and maintenance systems (CAFM).
- Plan refurbishment, upgrades and long-term asset replacement programmes.
- Use data and reporting to support decision-making and improve asset performance.
Key Skills:
- Significant experience within facilities management or maintenance at a senior level.
- Experience managing large, multi-site property portfolios.
- Strong knowledge of building systems including HVAC, M&E and compliance requirements.
- Experience managing maintenance budgets and delivering cost control.
- Degree in engineering, building services or similar (preferred).
- Membership of a relevant professional body (e.g. CIBSE, IMechE) desirable.
- Health and safety qualification such as NEBOSH.
- Strong leadership and stakeholder management skills.
- Experience managing contractors and supply chains.
- Ability to use data and systems to support performance and decision-making.
